How this calculator works
Add the yearly operating budget and reserve contribution, subtract income from other sources, then divide by the number of units and by 12.
Formula: (operating budget + reserve contribution − other income) ÷ units ÷ 12. This assumes every unit pays an equal share. If your governing documents allocate assessments by square footage or percentage interest, adjust each unit’s share accordingly.
Estimates only, not financial or legal advice. Results depend on your governing documents and state law.
Frequently asked questions
How are HOA assessments calculated?
Most associations total the yearly operating budget and reserve contribution, subtract other income, and divide the result among units, either equally or by the allocation in the governing documents.
Why do HOA dues go up?
Rising costs for insurance, utilities, landscaping, and repairs, plus increases in reserve contributions recommended by a reserve study, are the most common reasons.
Do all units pay the same amount?
Not always. Some declarations allocate assessments by square footage, unit size, or percentage interest. Check your CC&Rs.
