How this calculator works
The fully funded balance is the share of each component’s life that has already been used up: replacement cost × (useful life − remaining life) ÷ useful life. Percent funded compares your current balance to that number.
The yearly contribution spreads the remaining shortfall over the remaining life: (replacement cost − current balance) ÷ remaining life. This is a simplified, single-component view. A professional reserve study models each component separately. For a component-by-component plan with inflation and interest, use the HOA reserve contribution calculator.
Estimates only, not financial or legal advice. Results depend on your governing documents and state law.
Frequently asked questions
What is a good percent funded for an HOA?
Many reserve specialists consider 70% or higher strong, 30–70% fair, and below 30% weak, with a higher risk of special assessments.
What is a fully funded balance?
It’s the amount the association would have in reserves if it had saved for every component on schedule since it was new.
Is this calculator a reserve study?
No. It gives a quick estimate. A professional reserve study inspects each component and is often required by state law or lenders.
