What is an HOA demand letter?

An HOA demand letter is the association’s final written notice to an owner with a delinquent account before it takes further action, such as referring the account to an attorney or collection agency, or recording a lien.

Many states require a specific pre-collection notice with set timelines and wording. Sending a clear, compliant demand letter protects the association’s right to collect and often gets the balance paid without further cost.

What to include

  • The account, property, and owner of record
  • An itemized balance
  • A firm deadline to pay
  • How to pay and how to request a payment plan
  • What happens if it isn’t paid
  • The owner’s right to dispute the balance, if required
